Born and raised in Marin County, California, Kathryn moved to Dallas after graduating from SMU and never looked back. She has spent 17 years learning this city from the inside out, its neighborhoods, its builders, its buyers, and every blind spot in between.
She started in commercial real estate and title, transitioned into luxury residential, and founded her staging company in 2024 after noticing a gap in the Dallas market. Every home looked the same. She knew she could change that.

With a background in commercial real estate and title, Kathryn brings a level of market knowledge and transactional expertise that most agents simply do not have. She has closed deals others could not, navigated liens, bankruptcy, divorce, and title issues, and has earned a reputation for finding solutions when the deal gets hard.
She works with buyers, sellers, developers, investors, and relocating clients, including many fellow Californians making the move to Texas. Her investor network regularly opens doors before properties ever hit the MLS.

Growing up in Marin County with Architectural Digest on the coffee table and a passion for beautiful spaces, Kathryn developed a design eye long before she ever staged a home. She founded Herrerias Staging in early 2024 with a clear vision: bring a different aesthetic to the Dallas market. Neutral in color, rich in texture, full of wit and personality.
Think fun artwork, beautiful furniture, coffee table books that make you look twice, and pieces that make buyers feel something. She stages new builds, occupied homes, and everything in between, out of a warehouse full of curated, high-end inventory she has hand-selected herself.
